 Hi Shawn, yes. I'm planning to do open house as well. But this is for establishing connection and in case there's no leads from open houses.

Hi BP experts,

I’m looking for showing services for out of town properties in the Orlando area. I do not have a PM, I manage everything myself, I only need showing services and want to establish connection with local realtors. If you're a realtor in the area and would like to connect, please kindly reach out.

I thank you in advance for your wisdom as I'm navigating through buying my first rental properties.

@Marelyn Valdes - thanks for the information. If there's no deduction, is there a requirement of how to return the security deposit? I don't think 83.49(3), Florida Statutes mention how it can be returned if it's returned in full. I used Zelle so I wonder if I can Zelle the deposit back after tenant vacates. I appreciate in advance for your insights.

The bulk of our Facebook group advertising happens within the 2-3 month period when we are trying to fill for the next school year. Generally, during the rest of the year, what I see on the Facebook group pages are students looking to leave and sublease their spot in a house.


 For college rentals when do you typically start ad for next school year? 

@Brett G. - Thank you for your input, how do you advertise for student rentals? Facebook groups seems to have a lot of subleases.

We structure ours similar to what you inherited. They all sign individual leases but are bonded by a joint and several clause. Everyone pays separate deposits and we charge per student per semester due in full on or before the first day of class each semester. Each group is required to do 10 month leases from August to May. If someone graduates or needs to leave after fall semester make them find someone to take their place.

 @AJ Pryor: would you mind elaborate on this? I thought joint and several clause is only for everyone on the same lease.

@Chris Seveney @Theresa Harris The current owner is using one of his friends who lives in the area for showing, it's an option. I'm trying to explore others if available. I was hoping to have a very short term temporary solution just to get the 1st tenant in since the only thing I'll need is showing, I can manage everything else. I am waiting to hear back from a couple local agents to see what they offer. 

@Joe Norman - Thank you Joe, does the listing agreement usually require a year long contract with the realtor or just commission when the property rented out? 

@Ray Hage - By chance you have other contact in that area? 


Hi BP experts, 

I am close to buying a out of town 2/2 condo 5 hours away from where I live. I'm looking for alternative ideas specifically on how to show the property without keeping a PM. I do understand the advantages of having a PM, however it will not work with my numbers at the moment. I read somewhere on BP forum that you can negotiate a deal with local contractors to do the showing, at least for the very first tenant, and pay them per hour. I would appreciate any input and recommendations for contractors in Gainesville, FL area.
