@Patrick ArcherWhat are the other two institutions?

With the new strict mortgage rules kicks in July 1st, how would that affect investors?

Woah 2% interest rate from a private lender? That's awesome!

I thought most private lenders aim for 10%+?

Unless its a family member?

Thanks for your input.

Where in Barton and Cannon? The west or east end?

I like Crown Point East, I used to own one there and it has increased 300% in value since 2012

Wow that's great to hear.

I see that properties in that area is cheaper than others. Any reason why?

For example, in the mountain, bungalows are selling between $450k

Crown Point East might only be $350k

That's 100k difference, quite a lot?

I am not too familiar with Hamilton, ON

But I heard that there are some areas/neighbourhoods that I should avoid.

Are "Crown Point East" or "Delta" safe? Are properties in those areas good to invest in?

How should I set my boundaries? Some suggested 'anything south of Barton" is OK?

I know that properties 'on the mountain' are better, but they also seem to be 20% - 25% more expensive.

Any advice would be great. Thank you!

Please correct me if I am wrong, but I read on other threads that there are some rough areas to avoid? I can't seem to find that thread anymore. Thanks again.

Looking to do a BRRR, which areas in Hamilton should I be looking at?

Thanks in advance.
