Hi Lane, the school wont need to be excellent. I just want to insure to get ~1% rule and less vacancy.

with the foundation problem, i will consult with inspector what is the best way to fix. I think i may book 2 separate inspectors paid out of my pocket.

Hi Mark and Johnathan, 

Thank you so much for your insights. You are very informative. 

In the inspection report, it stated it has a larger typical crash on foundation. the foundation is built with bricks, layers. I wonder if it is typical in Alabama. 

I also asked the providers to fix all the problems before I close it. However, for foundation, I dont know how to ask them fix. For this reason, I think I should ask them to give me a discount credit with around (2k to 6k) so I can fix it in the future if it needs to be fixed. 

It has the leaking problem with the water supplies (below grade level) to foundation. I also ask them to fix it. 

After they fix it, I will hire an inspector to inspect it again as your recommendation. 

This is the first time I work with them. Hopefully, it turns out with profit so I can invest more in Alabama.

What do i expect for cap rate in this particulate area and Center Point?

what is the comp (price) properties here? (3bed/2bath)

is this area a grade -/+A/B/C/D?

If the foundation has problem (crack), how much does it cost to fix in the future?

Hi Mark, I am about to close my first one there. how is the market there? Seller told me that the deal will be closed around mid May. 

This property is in central Point. I dont know about this market yet. 

Who do you use for your rental property management? If you dont mind to share The seller introduced me one and I will go over the agreement before I sign a contract with them.
