I'm wanting to purchase homes in my area.  I have had pretty good luck with wholesalers.   I don't have the time to do this myself.  How would you go about finding these folks?

Any suggestions on someone who can close fast on loans? I need someone who is responsive.  I'm wanting to build a relationship.  I have two homes under contract.  I have 2 properties with out liens on them.  Any suggestions would be helpful.

Thank you

Teresa,

Great job!  How long did it take you to renovate it?

Jay,

What does sub base mean?

Robin,

Thank you

Leo,

Yes 4 bought and closed.  In my market there is still not enough houses on the market.  I have had some great coaches in my other profession.  I will try to find threads on GC's and write out everyday what I'm looking for so hopefully I can find that person.

Thanks

Bruce this is what I was thinking to find someone and give them a good salary and a percentage of the profits.   I'm hopeful this person can speed the process up.  I don't think most of the people I interview could not do this job.  I thought about having them tell me what they would do on each property  Have them come up with a plan on each property.  I would have to pay them for this type of interview process.

Correction May 2022

I started in May 2021.  I have closed on 4 and will close on another one in the next week or so.   I have 2 almost finished with a couple weeks.  I have another we are starting on.  We have been working for about two weeks.  I have 3 more under contract.   I have 2 retired friends who have construction knowledge overseeing them.  I'm buying most of them close to the small city I live in.   I do need to figure out how to systemize this.  I'm considering taking a contractors class.  I have been profitable on each of them.  I won't be able to borrow anymore money after these three close without using hard money and those fees are high.  I'm trying to hire a contractor to oversee everything.  I own a real estate company so I don't have a lot of time.  Systemtizing them sounds like something I need to learn.  I need to buy windows day1, (backordered) 2. Roof fixed 3. Hire electrician (hardest tradesperson to get)   I have watched videos on you tube.  I'm not finding what I need.   Thank you for your advice
