Building new spec homes in Florida to flip, we are not the GC pulling permits but we are overseeing everything else. How do we obtain the buyers warranties etc when we sell. 

If I (as a LLC) build a new home in Florida and then sell it, was is required as far as warranties for the buyer?? Do most flippers just purchase the home warranties to add into contract. I realize this gets a bit complicated and looking for any feedback. We are not the GC that is pulling permits etc, we are paying for that to be done. Thanks in advance for any feedback

We have been flipping homes here in Florida for approx 4 years. We are thinking that we want to build a few new spec homes now. We have everything we need from plans/permits/contractors etc in place (we worked for the large home builders for almost 20 years) so we have lots of resources. The question is financing the project. We have worked with lending home as needed with flip money but they won’t finance new construction. Has anyone had any experience with this type of lender and have any suggestions good or bad ....thank you in advance !!

Don’t really have any problems or concerns, just wondering if cost wise this is the best company to work with. They aren’t cheap but nobody is 🤔🤔

We built new homes for over 20 years, now we just flip homes here in Florida.  We want to start using hard money lenders instead of our own cash all the time. Does anyone have a suggestion or preference they would recommend. We have been approved for 5 million (which seems like a crazy amount of money) from lending home, but not sure if they are the best choice. Thanks in advance !!! I look forward to any comments
