Hello from the Detroit, MI area. In regards to wholesaling, should I have an attorney draw up a contract that I can use on all of my deals, or should I just use a standard purchase agreement (contract)? Same question on Assignment contracts. Thanks.

Hello!  New to the game and I'm working on leads for end buyers. I have a few investor friendly realtors that are interested in looking at any offers I have to pass along to their clients. Is this common practice or should I beware? I realize there are commissions to be paid in this case. What's the average rate?

Any suggestions on where I can find a standard, straight forward wholesale contract? I've come across many examples, but they differ, and I'm not sure what is acceptable / legal. If it makes a difference, I'm located in Michigan. Thanks!

@Jeffrey Edwards - Yes, wholesaling real estate in Michigan is legal. Wholesaling is the act of selling the equitable interest in a purchase agreement - not the actual property itself. Since you are not selling an actual property, many of the laws surrounding licensing requirements do not apply.

Generally issues on title that are hanging like this can be resolved using a quiet title suit. I had a client with a 100+ year old telegraph easement and a separate water flume easement from long defunct companies that went bankrupt during the great depression which were removed this way. @Chris Seveney @Martin Saenz or some of the other note investor types can confirm or explain if there are other issues at play here.
