Post: Laundry Mat? Car Wash? Other Semi Passive ideas?

Hello all, we are seasoned real estate investors (120+ residential units) and are looking at purchasing a multi-unit commercial property in our small hometown in Michigan. There are currently a couple open units and am wondering if we should put some kind of semi-passive businesses in one of the open units. There currently is not a laundry mat in our small town and the local car wash is pretty run down as well. Does anyone have any experience with Laundry Mats or Car Washes that would be willing to chat? Or if you could post a comment--- Have you found these sectors to be good investments? Any words of advise when analyzing the opportunity for success in our area? OR do you have any other semi passive business ideas that work in small town, rural America ;) For reference we have $100-$180k cash to launch this new business venture.

Hey all, I need a smart lock system that will work with a multi-family property. I am looking to use this on a 15+ unit and want to be able to control each door from my smart phone. Has anyone used a system that works with multiple locks, preferably at the same location? Any suggestions, stories (good/bad), recommendations are much appreciated!

@Joe Splitrock very good points, some I hadn’t thought of. Thank you so much for commenting.

@Matthew Kirkwold I like to blame my “partners” even though I don’t technically have any. 😅 So it’s only a modest lie, and you aren’t not saying you are the landlord. 🤷🏼‍♀️

@Jamie Wilson we’ve thought about incorporating our name but haven’t found the right angle. Thanks for your ideas :)

@David Vanlandingham because these are places you’d want to stay? 🤔

Ha! I love this reply. You actually have some really great ones in there and a couple that just made me laugh! Thanks Steve!

@Kimberly Gamez hard to top the previous post but if you’re still looking for ideas what immediately jumps to mind is something from The Simpsons like Rancho Relaxo, Snuggler’s Inn or the Sleep-Eazy Motel (make sure the bulbs in the P on your sign are always burned out). If you’re thinking of growing the business/franchising and catering to irony-loving millennials then you should definitely make it sound like a tech startup/ a sound a baby would make such as Stayio, Staysy, Linger-Longer, Homeasy, Homeegy, Homeonus, Motelio, etc… Or you could do something more Tom Robbins/ Another Roadside Attraction-esque to grab attention/ free publicity and toss in a combination hot dog stand/zoo into this concept and call it "Captain Kendrick's Memorial Hot Dog Wildlife Preserve Motel”. I’d stay there for sure.

Creative minds needed!

We own a handful of road side motels and are thinking about doing a rebrand and naming them all the same. We rent the units by the week or month, so not your typical motel but also not your typical residential rental. We consider them extended stays.

I need a name that could work in any town in case we continue to expand. Thoughts?

Hey Rick, I am looking to convert a local building into salon suites and would love some advise if you are open to it.
