Under what circumstances do you allow tenants to have pets? What is the pet fee? Is it typical to have a monthly fee for the pet? Please list pros and cons for allowing tenants to have pets.

I've been working with a contractor on my first 4-plex. They are doing nice work but they are moving slow. Do you have any suggestions that I can use in future contracts to speed up the process?

That's exactly what I did. I was approved for a FHA loan with a 203k for rehab. It was approved because my loans were in deferment. That might make a difference if you haven't tried it already.

Hey Everyone! I'm from Pine Bluff, AR! I love this town and want to be apart of it being great again. With that being said, I've purchased my first 4-plex. Renovations are being completed as we speak. I'm super excited about this next journey. I'm looking forward to using the resources available on here. Btw, the broadcasts are my absolute favorite!
