Maybe things are different in the states, and maybe even in a different part of Canada than where I live.  I have never, ever heard of a landlord asking for an application fee. Even the rules for asking for first and last month's rent are different.  In Quebec where I'm originally from, it is illegal to ask for the last month's rent in advance.

I'm just stunned you charge people to apply. Is that common practice? I've never heard of that before. I can't imagine applying for different apt's at 25$ a pop. That can really add up. Do the people who get turned down get their money back?

It does thank you George.  When you say "bought properly" and "do your due diligence", what does that mean?  What are the steps to be taken?

I'm wondering if anyone here has ever heard of or has done any deals whereby you are a kind of go between for the buyer and the wholesaler.  I.e., A wholesaler has a house under contract and you have a buyer that you can connect him with.   Has anyone ever done that sort of thing, and if so, how did you go about it?

Hi Dave,

 My daughter and I are starting out together in real estate investing.  She lives in Montréal and I live in Cornwall, ON.  When you say you researched Cornwall, what do you mean by that?  What did you research and how?
