@Michael Baum thank you for all the good information.  The property that I have, my family owns is not currently an Airbnb or a short term rental.  I'm a licensed real estate agent and my family rehab's homes and resell them for profit. This property went under contract at a great price passed all the inspections and appraisal and so forth.  Just before closing, they decided that they didn't want the property with the property lines in the new walking trail that is coming connecting Mt. Brook and all the miles of nature trails on Shades Creek walking trails .  The owner has taken it off market and I'm just trying to explore my options of selling it off market for a deeply discounted price.  I know it's complicated, but I just really am looking for help and direction with this property.  You've been so kind and I really appreciate it.

Has anyone used RABBU to market their short term rental for sale to potential buyers?  If so how did it go?

@Michael Baum just curious, where would you list a your short term rental? How do you advertise it for sale? Where are the buyers to be found?

@Collin Hays thank you for the recommendation!  The home was purchased by the investor with that intent.  He purchased 100's of thousands of dollars below market value.  He did an amazing transformation on the home. We listed & the home went under contract, passed inspection & financing. However, the new buyers decided they did not like the property lines & the new walking trail behind their home.  A family member (the owner) of mine has asked me to sell it below value & reach out to potential short term rental investors.  If I'm unsuccessful he wants to relist & sell on the open market at a much higher price of course.  I want to reach out to as many short term rental buyers as possible to let them know. It is real potential for the right investor to make some serious returns.  I'm just walking through this blind as I am not savvy with short term investors. 

I am basically looking for help. I have a fantastic off market property for short-term rental property investors.  The property is in highly desired Mountaindale subdivision that sits on Shades Creek.  Birmingham is in the work of new hiking trail that joins mountain Brook to Irondale.  This will create an amazing new atmosphere for the community.  I'm looking for the right person who is interested in the amazing potential of Mountainbrook area.  Can anyone point me in the right direction for potential buyers.
