Need help to establish or find someone willing to educate me on contracts . Have a potential Home the owner is willing to set up a contract with me to purchase the home in 6 months. The owner is out of state and his ex and him are renting out the place . Would like to know how or what is needed to make it happen .

Tom To understand your answer from my perspective.. it’s cheaper to pay property taxes once or twice a year than to get paid the current market value of place? If that is the answer then please help me understand it better ... how does a lender make money then ..

Ryan I think you would relate to this areas better .. like Portland Ave and Pine st these are not really good but if you looking to pick up a buy and hold with less money this is where to pick them up . So Ian trying to see how I can even get correspondence with the owners or title holders .. any ideas would help .

Brandon I would understand escrow for maybe 6 months in a Class A or B neighborhood .. am talking about class C neighborhood . The sides or the garage roof is almost falling that’s from months and months of Mother Nature.... What’s the benefit to the property tax payer.

Am looking at the abandon homes in my area that I have been watching. These homes have been vacant for almost 12-18 months . If you look at the homes on the county website the taxes are current . Why pay taxes on a home that is vacant or unkept ? What is the benefits to the person paying the taxes ?

The information on the county website according to the city I am in , include the name and a physical address that sometimes is the property and at times not ...

Am looking for better ways or formula .... I reside in Wa I have being coming across a lot of Abandoned SFR . I have been to the county offices and online to find out about the house and not been able to move past that.i.e. Been unsuccessful in contacting the right owner. So I subscribed to White pages for a monthly fee but still not successful Some of this homes have been abandon for more than 12-15 months but someone pays the property tax. Some of the homes are not on MLS and have not been for long while . Example I got one that US bank has the mortgage .. it’s been vacant for almost 15 months no one leaves in the house ... it’s been boarded up by the city ... but still no one know the real owner , the property tax is current. How can I break this cycle or better yet is there something am doing wrong and need to correct it. Any tip / help Will be appreciated.
