Post: transferring into LLC

I would be very interested to hear from as many people as possible on this issue. We have been going around and around with our CPA and RE Attorney about whether or not we should transfer our buy-and-hold properties into an LLC because of the concern about the due-on-sale clause. What are people's thoughts/experiences on this issue?

Honestly the best courses I've taken so far have been the ones I've spent the least money on. They were online real estate investing courses (parts 1 & 2) through Florida Community College of Jacksonville. The first course was a great intro to investing. Part 2 was more focused on the financial aspects of investing. The instructor was Josh Fuhrer. The link to the course catalog is http://www.ed2go.com/fccj/. The course was about 6 weeks and only cost $89. There were people from all over the country taking the courses. His writing style was very clear and he condensed the information in a manageable format. There were 2 classes released a week, which allowed for time to digest the material. His homework was practical, and it was obvious that he was doing it because he loved teaching.

Is anyone familiar with the Investor Summit 2009 coordinated by Gerald Rogers that's taking place in Orlando, Florida? If so, have you been to previous Summits and what was your experience of it, positive and/or negative?

Post: Rental property near military base

I'm considering making an offer on a SFH property right next to a military base, and wanted to know if anyone has experience with these kind of rentals. I'd like to know what some of the pros and cons are. And do civilians tend to shy away from these areas for reasons such as loud low-flying planes, etc, thereby narrowing your tenant pool to military families?

Thanks for all the encouraging words and warm welcome! And I hear you about not getting stuck in the education/ guru mill. It's interesting...soon after posting my intro I gained some more momentum, and I'm moving forward with a couple leads. Hi everyone,
Just finally getting around to introducing myself...
I've entertained the idea of investing in real estate for several years, but only became serious about it 6-8 months ago. I've read numerous books, participated in a webinar, attended my local REIA trade show, and met with several professionals in the real estate industry. I've begun to build a team and learned a lot already from these individuals, but I'm still at the beginning of this process. I'm hoping to soon find a mentor. For awhile I felt stuck in fear, but I finally feel like I'm moving out of that paralysis. At some point soon I know I need to just pull the trigger and purchase my first property. I have some capitol to invest, but it would put me under a moderate amount of financial stress. I hear a lot of people saying to avoid using your own money, and so I've been searching for hard money lenders. However the one I met with said that many of them in my area (Jacksonville, FL) have put on the brakes with lending. So that seems like a significant part of my strategy I still have to figure out.
I'm looking to invest in SFH, buy and hold, and down the road multi-family properties.
Currently I have a full-time job at a hospital and own a part-time counseling practice, so time is a real challenge. My ultimate goal, like many of the individuals on this site, is greater financial freedom.
This website is a wonderful resource, and I feel fortunate to have found it. Thank you to all that have put forth their time and energy to make it successful.
