Quote from @Jesse LeBlanc:

You’re looking to becoming a transactional lender or need transactional lending?

If you're trying to start lending, do you mean for EMD only or for full amounts on double closing?

Hi there,
I was looking into using transactional funding for a future deal, Is it better to do it under a LLC? Is that a good idea for a beginner?

Hi @Killy W.

I was in your shoes just 3 years ago and looking to understand the laws related to wholesaling. I'm in Illinois and had to get licensed. but I'm happy I did because I'm now at a great investor-friendly brokerage that supports wholesaling and agent work alike.  I also know Kentucky is very strict.  I've had a colleague say KY does not allow wholesaling regardless of whether you are licensed or not.  I'm not as familiar with the state laws myself and don't want to spread incorrect info, but if you ever want I could get you in contact with her.  She was also specializing in wholesaling before joining the same brokerage as me.

Regardless of where you go, Good Luck and please don’t hesitate to reach out if you have any questions!

Hi Jon!

Yes the state laws are very strict from what I’ve read on So far,I read new things everyday about it but it seems like getting licensed is the way to go. I’m glad to hear that it went well for you that’s very inspiring! how long did the course take may I ask? And thank you for the good luck I appreciate it!

Wholesaling is on my bucket list! Good luck on your journey with wholesaling. What are some tools and education that have allowed you to learn about wholesaling?

Oh wow that’s great! Hope you get into that and enjoy it, and thank you very muchhh. It’s not easy especially with all the rules we have here in my state but the key is to think outside the box and explore new strategies that’s my way of thinking haha. Tools I would definitely say YouTube and here on bp definitely helps a lot you get bits of info from both and just locking it in so that’s amazing as for educational  wise I took a real estate course which was interesting but I will say YouTube is the winner.

Hi there!
I’m learning the ropes of wholesaling and It’s very interesting and exciting and  I can’t wait to explore the world of wholesaling more. I know in some states it’s known you have to have a license to wholesale, is this the case as well in the state of Kentucky?

Will be as of July of 2023. See House Bill 62.

Oh wowwwww, seems like it’s becoming more common that’s crazyy! But a law is a law right lol. Guess becoming licensed is the way to go just for a stress free journey. Thanks for the info.
