I'm thinking of getting a business credit card to pay for the rehab side of my investments. That way I can earn points/cash back and some of them have 0% interest for the first 15-24 months. Which credit cards are best?

I have a good friend who is a real estate agent who wants to help me find my first investment home. She is basically going to charge be nothing. She is new to RE investing herself so I'm slightly hesitant to use her but don't want feelings to be hurt. Does anyone on here use more than one agent???? I thought of using her so she can learn along with me but also using someone who is more savvy with finding good investments.

I have been trying to get started on investing for about 6 months now. I have read my books and done my studies. But I am at a road block financially. Quick history, I am a dentist but currently not working. I have 4 amazing kids that I have chosen to stay home with right now. From my dental schooling, we are hundreds of thousands of dollars in debt. My husband is currently in dental school right now. He is scholarshiped with the army so we have a very small stipend. About $2200 per month. We home our home free and clear so we wanted to take out a HELOC. Our debt to income ratio is not appealing to any lenders. I have applied multiple times with multiple lenders and continue to get denied. I could possibly have my brother co-borrow with me but would like to not get tangled in that. Any advice on other financial options???? I'm hesitant to borrow money, or hard money loan, or something like that because this is my first house and I'm not sure everything will go smooth😊

      I would figure out what your short and long-term investing goals are, as that may help dictate your approach. If you are wanting to own rentals, but are limited on capital, it may be helpful to sprinkle in a flip or two, then buy a rental. That way you are not locking up all your liquidity. While I don't have experience on the house-flipping side and can't weigh in too much on the best option on strategy, I'm sure someone will chime in on the thread regarding benefits of buy&hold investing vs. house flipping and vice versa. 

Regarding finding a contractor, inspector agent, and team locally, I'd recommend 2 things:
1. Use the find an agent tool here on BP to search for local Realtors. These are BP members with Premium memberships, tons of experience with investors, and an in-house team of professionals to help you with any property or project you have in mind. 

2. Use the 'search' function to search topics and people of interest. i.e. "capital gains taxes on house flips", "contractor Tulsa, OK", etc...

I am just starting out with investing and need any help and advice. My husband and I have rehabbed our last 3 homes ourselves and made some decent cash. My husband is in school now and I am a stay-at-home mom with four children that I homeschool. We don't have the time to rehab homes now and I would like to find a good general contractor and or subcontractors to do my rehabs now. I also have quite a bit of student debt to pay off and wondering anyone's opinion on doing house flips versus doing long-term rentals to get those paid off. I guess my biggest question on that is what does your take home end of being with a flip and after paying capital gains. I'm a little nervous being a newbie and starting off in this market think if I find the right deal I can still make some profit. So any advice would be great and any recommendations for a great team from real estate agent to contractor to inspector in the Tulsa area.
