Hey Roy, Thanks for responding!  There are no next of kin or surviving relatives.  This is why it's a bit complicated.  Are you able to wholesale successfully in your area???

Is there any way for an individual to assume a property in Ontario, Canada from a deceased individual with no surviving relatives or will in Toronto, Canada.  Trying to figure out if there is any way to assume this property for the purposes of wholesaling.

Based on the research I've done it seems as though going to the local courthouse to pull probate leads is the recommended way to get them.  Upon doing so I was told by the courthouse clerk, that in order for me to pull any leads I would need the address, name or number of the person I'm looking for (in my head I was thinking ... well if I knew that I probably wouldn't be here lady).  What am I missing?? Is there another way to pull the leads, should I use different criteria to search, ask a better question?  HELP

Hi There, 

Does anyone have a contract that can be used for co-wholesale agreements? 

I've approached a wholesaler about helping them find a buyer for a property they have under contract, but I'm basically taking their word for it that I'll get paid if I bring a buyer. 

I assume there should be some formal agreement to protect me and ensure I get paid. I looked in the File Place but didn't see anything, so I'd appreciate it if someone has something like that if they could share it with me. 

Also, do I need an additional notarized memorandum to cloud the deal to ensure they can't cut me out of the deal??
