Is charging first months rent, last months rent, and security deposit overkill? I have screened tenants that have a 650+ credit score but am deciding whether or not just first months rent, and security deposit is acceptable.

@Jody Sperling I have two HELOCs at $60k on each. One of them is going to be subordinated into the first refi. The other HELOC has a $0 balance and will be used as down payment on the purchase. I'm curious if that's a bad idea...

@Whitney Hutten the lender is just taking so long to finish refi on my primary residence. The loan officer is also saying it’s better to do it one refi at a time then the prequal. I’m just wondering if they’re way backed up and making excuses? It’s been almost 2.5 months now with all of the lenders contingencies made.. so we’re in the last stages of closing but now I’m questioning even using the same lender since everything’s taken so long.

I need to refinance my two homes one by one before I can get prequalified for a purchase. I'm renting one and I want to rent the one that I'm in right now and find another to BRRR. Is it better to do it one by one (rental, residential, or equal) so that I have a better d/e ratio or can i do it all at once through different lenders?
