I've not done it or heard of other landlords passing on that expense to tenants, but my purview is extremely limited and tiny so I don't know how prevalent it is in the market. I think I would find it highly difficult to find tenants willing to pay market rent prices and then tack on the HOA fee.

Short term vacation rentals come with an additional tax burden of 10.25% in Hawaii, the Transient Accommodations Tax (TAT).  There's also the 4% General Excise Tax (GET), which you will need to apply and register for a GE License.  Additionally,  since you're looking at Waikiki, there will be an additional 0.5% Oahu Surcharge Tax.  The taxes are calculated on your gross income from the rental.  Hopefully you'll remember to factor those numbers into your property analysis.

Less than $2,000/mo for a $575,000 property does not sound ideal for a rental property. And that's gross, not taking into account taxes, insurance, maintenance, vacancy, etc. Are you betting on appreciation for your ROI?

I recently had tenants move out and discovered evidence that they hid a pet in violation of the no pet policy.  What avenues of recourse do I have regarding their violation of the pet policy?  Would I be able to withhold their entire security deposit?

Thanks for the inventory info. I did a brief search before the busy weekend and did notice that there wasn't much of an inventory for MFU, glad you were able to back that up. I agree on the HOA fees. Thanks again.
