@ Ken M. Right?,. Outbid by insurance waivers and, more commonly, people seeking owner occupied. Even bid on one that was rented for 13 years. Seller chose owner occupied over a more competitive bid!

I got myself ready, I read all the books, I opened an LLC, I set my criteria, I have a realtor. the only think I don't have is a house! I've made several offers at asking price, even offered cash. All rejected. First world problem I know but I am super deflated! Is this me or the market? What do I do next??

House hacking may not be for us. We’re older and well established. Perhaps I’m underselling it? 

When you say Minneapolis is “interesting” what do you mean? Seems expensive for sure! Was thinking of long distance to start. Thoughts?

Are townhomes and condos good for starting out or is it harder to get cash flow and appreciation compared to stand alone single family property? The prices in my area are much more approachable for the former

Someone recently gave me some advice that resonated: buy what you love! I had been thinking small multi-family to start out but that doesn’t exactly make me swoon. What does in beach condos! No one seems to be talking about a strategy involving fully managed condos (a.k.a. We prefer to be hands off) The HOAs seem high in vacation towns. Does it just not work?
