Post: Househack refinance - primary or inv?

Hello everyone!

I've been focusing my strategy a lot on househacking. Typically investors househack year to year starting initially with an FHA loan and then refinancing into a conventional loan. When it comes time to refinance into a conventional loan, do most investors list that house as a primary residence and essentially reset their 1 year clock to stay in that househack?

How then are they able to move out about 6 months later into their next househack and are able to househack year to year? Can someone explain this to me? Thanks in advance!

I’m looking to buy my first investment property in the Cleveland Ohio area. Right now, I’m researching different property managers.

Since I plan to use a PM, would I (or should I) have a lease of my own ready to use or is it customary to use the property management lease agreements (between the tenant and the manager or myself). Is there anything else I should have handy or expect when dealing with a property manager? Any advice on this would be greatly appreciated.

If you have any Cleveland property manager recommendations I would greatly appreciate that as well.
