Kiehn Realty Company can list the house for only 1% making sure that the seller receives the most they can for the property.  I also have a consignment shop where we sell online and locally.  We would be able to help with the cleanout and make recommendations on what should be donated and what should be sold.  Pm me and I will help your friend out.

Hi @Dion Huey, I am currently raising $25 Million and what I am finding is institutions will want to see a track record of ownership and management.  One tip is to team up with someone who has done a fund before and leverage their experience.  Another is that the PPM is very important but I believe the "pitchbook" is just as important.  I did a reg d fund.  Feel free to connect and I can fill you in on my experience so far.  I am not sure if anyone has mentioned placement agents on here yet, they are good but most don't work with funds under $100 Million.  I also have a list of third party administrators that you may want to investigate.  There is a LOT of work before you even get close to trying to raise funds.  Is your PPM all set?

@James Purcell Welcome!  That is how I got into investing.  My first place was a 4 unit in NY.  Great experience because it also teaches you a lot about tenant screening and issues.   I am in St. Petersburg, please let me know if you would like to meetup and maybe I can be of assistance.

I think a very important question is first what is the interest rate you currently have on the 47k?  Fixed rate?   I would do a few  NPV and PV calculations to see which way works best for you.  If you need help crunching the numbers please feel free to PM me.  The 47k could be a good hedge in the "likely" event the market tanks.  By hedge I mean move it out of the mutual fund and put it into something that is counter cyclical.  Just a thought.  I do love cashflow though :)

Great job at only 19.  I bought my first investment property when I was 21.  It is a 4 unit that I still have  today.  Everyone does have  different strategies.   The only thing that you should spend your profit on is something that will make you more money.  When I was your age it was hard for me not to blow a big hunk of cash after I got it.  I would like to meetup for lunch sometime to discuss.
