Thank you for reaching out! The property is a residential 1400 sq foot 3/2 single family. It is located at Thunderbird just east of the 51. We are closing at $253,000 using a 10/1 ARM with 20% down. Our repair budget is $28,000. The estimated ARV is $330,000. The home has a converted car port which is finished but not currently counted as square footage. The bulk of the rehab involves the converted space and the pool. We would like to expand that space (there is unfinished storage which shares a wall with the room), add egress windows, and a closet. The ultimate goal is to incorporate square footage and convert the home to a 4/2. The property also has a pool which needs a complete overhaul (pumps, pebble finish, possible leak at the main drain).

Hi Steve, 

My wife and I are local in Tempe and just purchased our first rental property. We have lived in the area for 4 years but just jumped into investing. We are currently working on finding contractors for this first deal (specifically pool and general contractor). If anybody has recommendations it would be greatly appreciated. If we find somebody good I will certainly let you know.

Hello Bigger Pockets! 

My wife, Morgan, and I are new to real estate investing and we are so excited to begin. I am a veterinarian practicing in Tempe and Morgan is a manager at one of our local breweries. After purchasing our first primary residence we found home ownership to be immensely rewarding and fun. After some education and encouragement we are about to close on our first rental property! It is a single family home in Phoenix that needs a little work so we are diving in with contractors (which has been frustrating to say the least) and working on advertising the property. 

I have put this off for far too long and finally decided dive into the PB forums!
