My lease states the below:


1. Use and Occupancy
The Premises may only be used strictly for residential Purposes and may only be occupied by Tenant and
Tenant's spouse and children.

Renter's insurance covers the personal property of the tenant, not the building. Be sure you have enough property insurance.  Let your agent know that you now rent the place and ask if your home owner's policy needs updating.

You can prohibit pets, they chew things, bend window blinds, disturb the neighbors and make wet spots if left unattended. Your lease might say, "Pets are not allowed on the property, including pet sitting. If a pet is found on the property, this is grounds for breaking the lease and Tenant will be given a three day notice to vacate. Tenant's security deposit would be forfeited."

Or, you can allow pets, "One dog or one can under 20 pounds is allowed. Tenant will pay a non-refundable deposit of $300 (or what ever you determine) on the day of lease signing. Tenant will pay monthly pet fee of $40 (or what ever you determine) at the same time as the regular rent" . .  with the usual language of picking up the yard. Tenants must agree to pay for any damage caused by the pet.

If the interested people do not agree to your terms, you have saved yourself from a headache.

Thank you for the response. But will I be able to tell them no they cannot add more tenants and if they do I can create an addendum of some sort charging for each extra person

Hi! 
I rented my home to my boyfriend 21 year old brother- in order to move in his ( my boyfriend) home with our child and see where it can go. I gave the brother a “break” on the rent where I may make $2,300 a year off the property. I made him sign a 12 month lease with renters insurance. The lease started November 2021. He is current on rent so far and no issues but, I was asked if my boyfriend parents can move in with him. I wouldn’t have an issue with that if the rent is increase and everyone is on the lease. I live in NYS what is the best way to tackle this without so much risk to me. They also have animals that I really wouldn’t want on my property. I assume I have to charge a fee for that as well? I am so lost on what to do. 


current rent is way below market value for a whole home as well. 

Hello, I seen this post is not too old. I am a NACA client and I have a home under contract but I am having a hard time finding a contractor to do the repairs. Do you know of any and can provide contacts?
