Has anyone performed a Rent to Purchase financing with their buyer, as opposed to seller-financing where a deed of trust and a promissory note is issued to the buyer?  I heard this terms in a BP podcast and reaching out to see if anyone can explain how a rent to purchase is structured legally and the differences between the two. Hello; I am currently seller-financing a property, and I'm having a challenge with the amortization calculation. The loan terms specify that it resets annually, adjusting to the most recent interest rates. While there are various online tools available for calculating amortization, most seem to focus on future payments and don't consider the impact of previous years' payments.

I'm reaching out to inquire if anyone has experience with or knows of an amortization calculation that takes into account the payments made in previous years. My goal is to avoid resetting the Principal and Interest (P&I) back to zero when adjusting after the initial year.

If you have come across a reliable tool or method that addresses this specific need, I would greatly appreciate any guidance or recommendations you can provide. I understand this may be a somewhat complicated question.  Thanks,

Hello, does anyone know how/where an investor can look for local individuals that hold real estate notes? Are there databases or city records?   Similarly, where to look for folks who's loans are going into default.  Much appreciated in advance for any guidance.
