@Scott Scoville not yet. I almost got an LA property under contract but I had my comps wrong and the owners wouldn't budge on the price so it ended up being a dead deal unfortunately. I'm looking at fsbo's in DFW area right now.

@Ken M. There are hassles everywhere pick your poison. Half the time things aren't even as bad as most people make them seem. Most people are just whiners and complainers. You can either complain or do something and make a difference. I'm California born and raised and I loved it. Good and bad. 

Great food great weather beautiful women tons of beaches as well as wild life we're on the coast but we also have dozens of lakes throughout the state. California has everything. Have you ever been to Napa? Northern California countrysides are amazing. Gavin Newscum definitely put a bad blemish on our state but it's still beautiful.

I'm about to start working again soon and I'm ready to start investing in getting my first deal. Anyone have some good tips for wholesaling around a full time job? How affective are physical mail cards with deal machine? I'm a dry sponge trying to soak up all the knowledge.

(Respectfully- Please don't tell me to save up and quit my job it's just not realistic for me and won't be anytime soon)

@Caleb Brown no offense but a snowball has more of a chance in hell not melting than me ever knocking on a door. And plenty of people wholesale mls all the time and get deals it's actually quite common. People always say there's no value but that's not for you to determine. If the sell is motivated enough, then the wholesaler has all the value in the world. And there are a plethora of mls deals. Most people just don't know how to get em.
