Haven't heard any complaints, commenting for closure. I think the best approach was constantly calling the cops and putting in reports so there is a paper trail, that is what was most effective. I think the city wants to limit its liability. So calling and putting in reports adds visibility. I even think somehow someone reached out to the owner of the property, who dealt with the tenants.

I am running into this issue in Philadelphia, Pa. The replacement cost for a duplex I purchased is 70% more than what I paid for the property, any luck in PA with insurers?

Deborah Burian that gives me hope! We will have to be persistent and get these people out, I have to motivate the neighbors but that is a small price to pay to protect my equity.

I like monopoly! Seriously, it is about control. Working my 9-5 doesn't allow me to control my own destiny. If I want to make more money I can't, if I want to go to the beach for a month, I can't. I'm working so I can have the freedom to work on things that actually matter to me, like community service, tuner cars and family. It's a great driver for me.
I talked to my CU and I would be able to refinance out of my FHA since I bought my house with a discount and it has appreciated. I'll let you all know how it goes!
Thanks Jennifer! Wouldn't tipping the landlord put my tenants at risk? The landlord is a slum lord, I've been in the house and it's a disaster. I figured she would just tell them, someone saw you selling drugs. The tenants don't work and have all day to harass my tenants/neighbors lol.

Hello BP, 

I own a property in a quiet neighborhood in Baltimore. The block is filled with working class owners and students...save for one house that has been the eye sore of the neighborhood. These tenants are constantly yelling and having issues, have random people knocking on their doors late at night and littering/loitering. In addition, multiple neighbors have seen these people doing drug transactions around the house, with many different vehicles and I have solid evidence on my surveillance system of drug activity. The issues stems from a long term tenant, of course who doesn't work or respect the property or the neighborhood.


I am unsure of how to handle this as I am a relatively new landlord and don't want my tenants to be involved/put in harms way. 

How have you pros handled this situation in the past? Go to their landlord (*slumlord)? Call the police?

I highly doubt that he will be removing property tax deductions, especially since his own portfolio is heavily based in RE.

I have always loved 1/2 trucks. And as I sit here looking at drain tile DIYs, I know I want a full size. I don't know diesels that well, so I'll probably stay away from those. I think I'm going to sell my cars and get a Tundra 4 door (clamshell).

I own all my cars, and I have no intention of taking out a loan even though interest rates are super low. I'm mechanically inclined and was looking for a truck in the 3-5k range that is easy to live with and can seat 4 comfortably (for when my parents come). After talking about it this weekend with friends and family that seems like the best bet for a daily/utility vehicle. I'll use what ever is left over from selling my cars to buy something fun :D
