Please see below. If your mortgage company is investor friendly and know what they are doing you can get to up to 10 loans with them conventional.most other lenders will tell you up to 4 also is very important for you to know that if the lender is not investor friendly it might kill your deal very fast.

Your best bet is to go with VA loan if you can take care of the payment since you want to live it the property and your husbend is in a militery.othervise you can buy it with FHA or conventinal loan.Hope this help.

You do not need to hire a PM if you have time and want to do it yourself, but there is a lot to learn and take into action.

You have the no smoking policy for the reason is better for every body so if i was you I would enforce it and ask them to smoke outside of the unit in the designated area.
