Looking at purchasing a quad in the upcoming months as my first investment property. I do plan on living in one of the units. I was just wondering if any seasoned investors had any tips for effectively screening tenants. ( Back round, credit, etc ) Any advice is greatly appreciated. I have heard about using “ SmartMove” but wanted some other opinions as well.

New to real estate, as well as biggerpockets. I appreciate any advice as well as lessons any of you guys have learned along the way. I’m stuck between rentals and house flipping to get started. I like the longevity and wealth building overtime of rentals, however the quick pace of house flipping also has my interest. Just wanted to know if anyone had any opinions on this so I can focus on one to get started with my journey. I’d also really appreciate anything you wish you would’ve known or done different before/during/and after making your first purchase.
