Hi everyone, me and my partner is looking for our first investment property in Houston/Woodland area. We are looking for a SFR that vary around 150K to 170K (no rehab) but after punching the numbers, none of them seem to be profitable. Is there any key point that I need to look for or pay attention to?

Hi all, I just attended the podcast and saw Brandon use the analysis tool to analyze deals. I didn't see any field where you can input school district tax or MUD tax. Aren't they one of the factors that we need to consider before buying and hold a property as well?

Second question, when I lease a SFH, does the tenant pay the HOA fee or the property owner have to pay for that HOA fee?
