I cannot agree more with the advice everyone has given you here. Do not delve into trustee sales without knowing what you are doing.

The situation at auctions isn't as rosy as it seems with bid rigging and fraud openly taking place. Luckily some of these guys are going down with the recent FBI stings in Stockton CA::

I'm hoping they clean house and make it a fair playing field for everyone involved. I'd love to hear from other BP members who have experience and are aware of the realities in auctions.

Hi all

I've got a tenant who moved in on the 1st of Dec and paid her rent in cash and is on SSI income. For January she tells me they've mailed her checks to her previous landlord and she's had them remail checks which can take up to 10 days. It's Jan 25th and I'm still waiting.

I really do want to believe her as she is warm and gentle hearted, however I haven't been able to get a hold of anyone at the SSI office to verify her income.

My question is there a way to verify SSI income?

Should i give her a notice to pay rent or quit?

I've been looking and analyzing deals in the bay area recently after having gotten my feet wet with flipping in the San Joaquin valley and see most opportunity from Hayward all the way north through Antioch. Plenty of FHA buyers in those areas and properties can be bought at auction for a decent margin.
