unlikley unless your attic isn't vented. Most homes in GA have vented roofs. do it right once, you will not regret it.

call up a kitchen remodel company and tell them you will pay them to install someone's old kitchen cabinets into your new duplex. can save a lot of money that way. or if you DIY you can get a kitchen for arouond $1000

well guess where all that air goes? yep in your house. so in the summer time AC bills will increase and the house will smell like TIDE detergent while the dryer is on. if you have the units in a closet or area with a closed door all that moisture can cause mold as well. 

sorry, you really should vent it! you can use cheap flexible aluminum duct work even going 20 feet is better than nothing at all, but the closer the better of course. 

have you done any competition home work? that is what your potential renters are doing!!! They call and email available homes and ask what is included. If all your competitioin is offering it and you aren't guess what, that puts you at a disadvantage. 


where I live all of the close by apartments have wash/dry and cahrge $40/month more for them. they use cheapest brand, no bells and whistles machines. 

never put a front loader in a rental, the filter gets clogged up with coins and the rubber door seal gets moldy and also tears after a few years. 
Only use top loaders. 

You can get used top loader washer and dryers on craigslist or facebook for $300 a pair. they typically are a good investment and make $$$ if you charge at least $30/month for them. 

do it BEFORE they even sign the contract. Once they are in, doesnt' matter what the lease says, it will be 30 days and court headaches to get them evicted. 

I do the work myself because I like to save $$$ and like to learn how to do new stuff.  Insurance is paying $7000 to redo roof from wind and will cost me $1500 in materials and $1000 in labor. This is a duplex, not an apartment, so I feel like they have more privacy and also are saving over $100 over near by apartment choices they would hopefully stay longer. 

I guess I will just try to aim for a little more stable potential renter who has been in the area a while and has a stable job. 

Apartment complex down the road offers a discount for 15 month leases vs 12 months leases of about $10 per month savings. Is forcing people to stay an extra 3 months a good indicator they will likely live there longer?

Duplex has a 2 bedroom 1bath side and a 1 bedroom 1 bath side. pricing is about $100 to $200 less than similar units located close buy. Longest I have had people stay typically is 2 years, but on average it is almost every year. I only have 4 units and do landlord as a weekend warrior. This "passive income" is costing me weeks of work. This year I need to redo the roofing, few years ago needed new HVAC. These are one week long projects for a one man workforce. I think I will split the back yard with fencing so it is more private for each side. 

I'm doing it this year. Solar equipment prices have fallen a lot over the last 10 years. If you DIY you can install a 10K system for about $10,000 to $12,500. 25% tax credit takes off $2500. Duke Energy $6000 rebate in my area means I get $8500 of free money on my $10,000 system, It will take one year to break even, then free electricity for 25-30 years. 

As far as inverters loosing efficiency I have never read that. only the panels loose efficiency.
