Hi Ben, I am actually in the same boat! I have an opportunity to purchase raw land (about 47 acres) in a small, rural town in TN and am trying to figure out what I can do with it before diving all in! It was suggested that I could lease it to a solar company but I hadn't looked deeply into that avenue. I have considered several others though- leasing to hemp growers, creating parking pads for mobile home owners and charging lot rent, having a RV park, leasing to retail stores, timber harvesting, etc..I feel ike I would be leaning toards leasing out to retailers. For example, Dollar General only needs about an acre and I am guestimating that they pay $5000-6000/mth on a ground lease. This is from the bit of research I've done, but I'm sure there are other variables. And it ould be long term with increases about every 5 years...I haven't had any luck reaching anyone in these retailers' real estate departments, but I've only been working on it a week or 2; I need to find out exactly what the retailer's parameters/criteria would be to expand into a certain market and enter into a ground lease agreement...
I see you posted this several months ago. Did you ever come up ith anything or what did you decide to do?
