Understood @Khalid Al-Amin...where in Chicago are you?

I guess my next question is, why Kansas City?  Would you mind sharing some rough numbers for the deal?  (Land and construction cost, expected sale price, etc.)

My last development in Chicago looked like this:

Land = $300k

Construction Cost $650k

Holding Cost/Closing Cost/etc. $50k

Profit roughly $100k

That project was in Bucktown on the nw side of Chicago.

No problem. I'm currently located in Kenwood/Hyde Park. I think there's a lot of potential when it comes to Kenwood/Bronzeville. Hyde Park is a little tough since there aren't many (if any) plots of vacant land or vacant homes there.

Why Kansas City? My family has a piece of land in KC. I wanted to make this my first project to get my hands dirty. I have almost half an acre plot of land located in a gentrifying/up-and-coming neighborhood. So we're doing a BTR construction project.
  • Land: $0 since we've owned it for a number of years.
  • We are working with a design-build architectural firm. He has suggested an 8-unit building.
  • 10,000 sq/ft @ $215 sq/ft = around $2.15M
  • Each unit will be worth around $268,750
The current plot of land is currently zoned for a duplex without further approval from the city/community, but the zoning on the land can allow for up to 8 units by applying for a Special Use Permit through the city. We have a high likelihood of getting approved by following the city's guidelines and seeing what it is that the city would like—getting the city's buy-in along with the community's buy-in shouldn't be a problem. There are several city programs that we are taking advantage of as well—tax credits, funding, etc.

We've already been in talks with city members and have a relationship with some as well.

Hey! That is super exciting. Where is your site at?

It's near Lincoln High school and about a 2-minute drive from 18th and vine.

Hi Khalid, happy to talk shop and help out with anything KC REI related. congrats on your new construction project.

I am interested in hearing about your experience traversing the 'green standards' new construction and permitting process in KCMO proper. Did they require you blueprints and plans be reviewed and made to conform to their standards? I have a few more questions as well if you have time to chat

We are currently in the process of applying for the Special Use Permit to add more units to the space. I'll be sure to share our process and any info I come across with regards to the "green standards" new construction and permitting process.

Hey @Khalid Al-Amin , I love that South East Corridor of Chicago too. A couple other neighborhoods I like besides the two you mentioned are Washington Park, Hyde Park, Woodlawn, and South Shore.

I think that area will continue to be gentrified because you have the lakefront as well as CTA trains.

Is there any reason you are targeting Chicago instead ofdoubling down in Kansas City?

Thanks for the info. I'm based in Chicago, which is one reason why I am interested in constructing here. I'm not opposed to doubling down in Kansas City at all. After this first project, I'll have a better vision for the future.

Kansas City is a really good market for BTR and multifamily investing. There are some locations to stay away from but almost every single sub market of KC has value and increasing rents. Happy to share these stats with you.

Hey, Alex. It would be great to learn more about these areas and stats. Feel free to share.

Welcome to the BiggerPockets community @Khalid Al-Amin!  Are you doing new construction in Chicago as well or just KC?

If Chicago, are you already working in any specific neighborhoods?

Hey, Jonathan. I haven't started working on anything in Chicago yet, but hopefully, I will get something going in 2025. I've been looking into the Bronzeville and Kenwood neighborhoods on the southside. I'm open to other areas as well. As you know, the numbers have to make sense. I will dive deeper into city/county/state programs to see what kind of funding options are available.
