Hello Knoxville Real Estate

I have created a Real Estate Meetup for like-minded people to network, learn and grow their portfolios and knowledge.

If you’re a real estate investor, agent, contractor, wholesaler, attorney, accountant, work in a trade or just want to learn more about real estate and from others, please search Pints & Properties Knoxville on Facebook and join the group for updates.

We will hold meetups the 3rd Thursday each month starting in April and rotate between Knoxville’s great breweries!

Post: Vacation Rental Properties - AirBnB Location Identification

I am trying to identify some of the best cities for vacation rentals. I am looking to understand what people are searching for, where they are going/planning to go and what locations are trending.

I am familiar with and using Google Trends to look at search traffic for different locations and have created a list of a few places in Florida and South Carolina (beach towns).

Is there any other sources, subscriptions, etc. that vacation rental property owners use to identify areas of interest?

Hello BP,

I have hit the ground running and I am moving fast in my wholesaling journey. I have begun to market heavily and began networking.

I am wondering what questions other wholesalers are asking new leads as they receive via phone calls or form submissions via a website?

I want to ensure I am asking the right questions as to not waste my or their time.

I appreciate any and all help!

@Art Perkitny

Thanks for sharing the map. This is extremely helpful as I look to build out my rules of thumb for properties in Gwinnett County, northeast of the city. Is this a tool you created or is this a tool that you’re subscribed too?

Happy Friday BP!

After deciding to focus on Buy and Hold deals, narrowing my search to 3 greater metro areas, of which I have lived and am familiar with, as well as analyzing numerous deals from the MLS and wholesalers, I have taken another step in my REI journey. I decided to use my criteria and buy an absentee owners list, in hopes if generating more leads.

I am wondering what direct mail service companies you recommend and what strategies are working for you? Are you using a postcard or letter? Including a picture of yourself, company logo, etc.? Has certain language worked better than others? What creative approaches have you used to stand out from the crowd?

I understand this be an iterative process and certain layouts are more attractive to some people more than others, but I am looking to understand what have you seen success using, including, and doing?

@TJ Tyler

Congrats on your first rental. I agree with the majority here. First, figure out if you like being a land. While you’re going through the potential ups and downs over the next few months, begin thinking about your personal goals and families ambitions and how your professional goals can enable you to achieve those. It’s also very important that your wife/family is on board.

Should you want to scale more quickly with less risk and leverage, the best option would be to house hack the next property as it will be easy to get the financing and based on your post it seems it could also enable you to save more, as I assume you’re currently renting, because someone else will be paying a part of your mortgage.
