I already used my FHA loan. When using the BRRR method how do you avoid putting so much down? Is it because they are buying the houses so cheaply? Or are they using a specific loan?

That is very helpful! Sound like I should stick to my own resources as an agent and be patient. That way I can also keep the commission if I buy it. 

That is great advice! How much do you suggest I offer?

I am about to buy my first property BUT ever time I try to run the numbers I do not feel comfortable giving an estimate of repairs but I also do not know who to ask. I feel rude asking a contracter if I don't even know if I am going to buy it. 

I have started to look for my first investment property that I am going to BRRRR. I am a real estate agent but if off market deals are hard to find and I am looking a few cities outside my own market is it better to have another agent in that area looking for me or a wholesaler. Which how do wholesalers get paid?

Is it tacky to ask a lender if he has heard of the BRRR method or should definitely tell him that is my plan?

How about in Clarksville and or Lebanon? 

Anyone in Nashville think that the Nashville,TN method is good for a BRRR?
