Wow @Slav Tkachenkothe transformation looks great!  I'm guessing you're a finish carpenter?  The level of detail with the moldings and trim makes me thing that you weren't paying someone out of pocket to have that work done in that area.  Just out of curiosity, what kind of flooring did you use?

Rick Baggenstoss, Curt Smith, Brian Gibbons Thanks for all the additional information and encouragement. Part of my plan was some door knocking and driving for dollars and I'll certainly be checking out the marketing forum as suggested as well.

Rachel Leonard I haven't been paying attention to the marketing forum before now...thanks for the pointer. I need to join the local REIA like both you and Manesh have said...thanks for the advice.

Thomas Williamson Thanks for your offer. I may very well take you up on it. Ultimately my goal is buy (improve) and hold but I'd like to build some cash via flipping to buy the 'holding' properties. I'd love to hear how you got started and how you're continuing since you're in the immediate area (esp since Atlanta is so large).

Hi Debbie...er Ali,

I left Atlanta about three years ago to move to SoCal as well. I still had my house and 'toys' here. The cost of living in SoCal and the fact that I still had property here was part of what brought me back (ie standard of living). What also brought me back was the opportunity to invest here which I simply couldn't afford to do in SoCal. I'm hoping that the opportunities aren't completely dried up here though I'm not against looking at other markets. I was just hoping to make it a bit easier on the learning part (while holding down my day job). For the first couple projects I think I could also stand to earn less than I might otherwise be willing to later in order to learn. I'd welcome any additional wisdom you'd care to share about Atlanta (or other markets).

Hi everyone,

I am finally sending out my new member introduction after lurking for a while and trying to absorb as much info as possible. I just relocated back to Buford (NE Atlanta) after living in SoCal for 2.5 years.

My goal is to start out flipping houses in the area to build a portfolio of fix and hold for long term rentals and my early retirement plan.

At the moment I think I'm having analysis paralysis but I did manage to send out some 'yellow letter' type of mailers a few weeks ago. Even though it seems that the consensus is that Atlanta is becoming a difficult place, I'm open to any pointers and tips for getting started...I still need to listen to podcasts as well.
