Aaron,

Thanks for your information. You say if I am not insulting I am too high. So you said at $160k it isn't a bad deal. Do I then offer $150k since I know they will reject and negotiate up to the $160k being my max offer? Zimmerman is a small town and farthest away from the metro area. The Anoka properties are in pretty tough shape when I looked at them. The Elk River twin homes are close to our house and in good shape so depending on our offer this helps with our time since we will be managing and handling maintenance.

Thanks,

Dan

Hi Jerry,

Thanks for the feedback. The tenants do pay the utilities separate. It is hard to find similar houses since it is a Twin Home. The price seems to be on the high end from what I can find. I have paid someone to do a mini appraisal and should have this back early this week. I am thinking that I might offer $175 - 185k.

Anybody? Need any more information?

Sorry title supposed to say "Twin Home first time investor looking for opinions" and I can't edit the title.

Hello,

I am new to investing in real estate. We are considering purchasing a slab Twin Home in our town. It has been held by the original builder/owner since 1986. The home is currently rented and he is just wanting to sell since they are moving to another part of the state for retirement. Here are the details:

Each unit has Two Bedrooms, Attached Garage, Large yard, All living Facilities on one level, Washer and Dryer, Range and Refrigerator, 964 sqft each side, New furnaces 2005 and Roof 2006. Painted this summer.

Asking price: $196,000

Current rent: $850 and $900

Taxes: $2900

Ins: $1000

Tenants pay utilities. Previous owner took care of maintenance.

Thanks

Dan
