Nathan,

I don't know the statue of limitation for Wyoming. When ever I go to return a deposit from a tenant I always send it certified return receipt. Then when the letter and check come back to me because no one signed for it. I would file the sealed envelop in that properties file. If the tenant were to ever try and take me to court for not returning there deposit. I have proof that I made an attempt to return there deposit.

I use Landlord Locks also. I can change locks without a screwdriver and carry spares in my truck. The master key is very nice also. I can get in all of my properties with one key but the tenants can't get into each others. Tell them you found them from Key Rental Ads.com and they will wave the set up fee. That is a deal I have with them. http://www.landlordlocks.com

You are on the right track! The first deal is the hardest and the rest will come a little easier. Having someone you can ask questions to makes it easier. Good luck!

I have read just about all Rich Dad books. My advice would not be spending 10-20k on guru education. Join your local REIA group and a site like this you might find a local mentor. The guru may teach you how to buy but you need to know how to manage.
