Post: Wholesaling attorney question

I am working on my first wholesale deal. I have a seller who is ready to sign the contract and move on with the process. But he wants to use his own attorney to close.

My question is, is it still possible to do this deal with his attorney if he is not familiar with wholesaling? Or If i do a double close, can I purchase the property with his attorney using transactional funding and just sell it to my end buyer at a title company of my choice?

Thanks for the help

@Sean Selkregg

have you tried looking it up on the property assessors website? I'm not sure if new jersey has one but that's how I find the owners for properties in philly

Hi BP,

I have been working my regular 9-5 in south jersey for the past couples weeks now. I come across a lot of vacant properties that I usually write down but new jersey isn't my market. So If there are any wholesalers or investors targeting new jersey who may need a birddog, contact me. I will be happy to work with you

I'm trying the figure out the same thing. I work a full time job so it's hard to answer the calls live, even though that will be the best option.

I currently use an answering service. I do get a good amount of sellers who leave messages but their are a bunch that don't. So I think a VA would be the next best thing as @Peter Vekselman suggested

@Chris Mason  I was thinking in terms of using a partner for house hacking a multifamily property. Just trying to figure out different angles to this. I just might be overthinking the whole thing though haha

@Chris Mason So the person who is on loan is the one who have to live in the property? What is both parties are on the loan? Both would have to live in the property correct?

Hi, I was wondering if anyone can help me with this.

I know if you get a FHA loan you have to stay in the property for a certain amount of time. My question is if you have 2 people on the title. Do both parties have to live in the property or can just 1 live in it?
