@Chris Archer  I have ran into the same.  I have an fha loan on a 4 unit and most lenders I am speaking with on another owner occupied 4 unit has been 20% or more.  Please keep us updated on your progress.  I would love to hear how your search goes

Great insight.   What all would say a good weekly pay for a contractor/handyman?  I have a guy that has been busting his butt turning over units for us but now we won't have as many big jobs for now.  I spoke with him and said I want to keep him on with us at least 30hr week.  What would you all think a good competitive weekly pay in this area?

Elise was the $75 hr for someone working for you consistently or for a contractor that is coming in to do a big job?

@Matthew Enos  do you mind sharing what lenders you are using in the area.  Also do you mind walking me through some of the bank finance and private money deals for the down payment?  Like what type of terms and percentages are you offering your private money lenders getting?  I know it negotiable but a scenario walk be great!

I'm not sure if you wanted to share the info on the unit as you didn't mention in you're post so I will leave that up to you. I'm pretty sure I know exactly which one you are talking about.  It's in  great area. Ive Been looking in That area for multi units but haven't found anything that cash flows like I want. Shoot me a message and I will let you know if it's then same unit i have looked at. Great building but for me once added taxes, expenses, management and cap x, It didn't need make sense to me. Not sure your criteria but wouldn't mind sharing my thoughts. 

Hey guys,  I have units in the New Kensington area and am looking for a handyman to complete occasional maintenance and help with unit turn over.  Do you all know any great handymen in the area?

 I think it is definitely something to look into.  Like @Patrick Liska said I would make sure you can get more for the rents. I would also add to analyze the current sales price and current rents to see how the deal comes out in a worse case scenario your not able to get more for rents.

Awesome.  That's a great goal and a super way to start as it helps you decrease your expenses drastically and also may even make some money to live there.  I have done the same as Jeremy with my first property.  I think you will be able to find a pretty good deal house hacking in Pittsburgh.

I am starting to look for my second house hack.  For your single family home what type of loan where you able to get with 5% down? Are you using a big bank lender or smaller portfolio?

Do you mind sharing what bank you are using in the area?  Been up here about a year now and looking to grow my relationships with more local banks.
