Thank you. All the best on your journey as well. I checked out listsource.com (this article). It seems like a very different product, mostly for generating large lists of leads and not so much for focused property research. It sounds like County Records Research gives a lot more data, including how much is owed on each loan, what position each loan is in, which loan is foreclosing, estimated property value, and estimated equity. I also would like to learn where all this data comes from publicly so I can see if it's worth paying for.

I also have this question. I'm still early in my learning but I like that countyrecordsresearch.com offers unlimited guidance over the phone for the whole process using their data to acquire properties. They cover your area. What have you found so far?
