Gene Hacker That is wonderful advice, I have actually already started looking more deeply in and around Bakersfield using Google Street View. While I certainly don't want gang members and graffiti around my potential 4-plex's, I have also mentally accepted that I may not be renting to the "highest caliber" people. That being said, I know there plenty of great people living in "rough" areas. I just hope I am fortunate enough to have them as my tenants. I also plan to avoid too bad of areas but I need to find that fine line where I can be profitable with cash flow and have a chance at equity.
I have decided to increase my search in the Bakersfield area, specifically looking for four plexes around 400k and maybe get one or two of those...at least one to start and see where that takes me. I'll keep you all posted on this :)

Yes, I do already have financing lined up.  I have been looking in the Bakersfield area but there seems to be lots of properties in the 200k-300k range and then a few in the 1.5million + range but not much in between.  

With regards to finding properties, do you have realtors constantly looking in the areas for you guys or do you use websites such as realtor.com or loopnet.com?

Oh and I was also curious for anyone who knows Bakersfield well if there are preferable areas to buy (I.E. East side vs West side)

Hey guys, 

I have been searching and searching but am having trouble finding any decent cash flowing properties in Southern California.  I have been looking in Oxnard, Ca but even there the average multi family property costs over 700k and only nets 5k-6k a month.  

I started to expand my search radius to areas such as Lancaster and Bakersfield but am worried about the quality of tenants which I will have.

I own one property at the moment but only as my personal residence.  I am looking to get a multi family property in addition to the one I have now and am looking in the price range of 700k-1 million.

Any help or advice would be greatly appreciated.
