Thank you all for the recommendations. if anybody else has any I'd love to hear it, going to be a couple of weeks until I can get the plumber in (property is being renovated).

@Brent Kiger The property I'm working on is actually in Sugar Creek, MO, close to 24.

Looking for recommendations for a plumber in the Kansas City, MO area (Independence) to conduct a sewer line inspection for a rental property I'm potentially purchasing.

I've searched the forums and found a few others recommended, but I'd like to hear some recent recommendations

I'll be purchasing my first rental property soon and I had a question on co-mingling funds as it pertains to the 'business' (I'll be holding in my own name).

I've set up a dedicated checking account that I'll use to receive rent and make business-related purchases from (repairs, travel, etc).  I was planning on transferring my net cashflow to a savings account to re-invest later.  However I also transfer money from my personal checking account to this same savings account (saving money for investments).

Is this a co-mingling of funds as it pertains to the business?  Is this a problem?  Any issues with what I'm planning on doing?  Will I have issues at tax time by doing this?

Welcome aboard @Conrad Metzenberg!  I actually grew up in Carpinteria, I still miss it down there.  Right now I'm in the Monterey Bay area, but I miss the palm trees of SB. :)  Like @Account Closed I too am investing out of state using turnkey companies.  BP is a great community, and be sure to start listening to the Podcasts, they are a great resource.

Looking for anybody in the Kansas City, MO area to provide some feedback on the Sugar Creek, MO area (which is very close to Independence, MO).  I'm looking to buy a rental property in the area and just want to get an idea of how the neighborhood is.  Property is on South Carlisle Dr.

Congrats @Rollan Dizon, great looking house! You mention turnkey, then fixer upper, can you elaborate on that? Did you buy it pre-rehab?

Stumbled across this thread and got excited by the title and first post... sort of a bummer only 2 investors have posted (Marco could have been a 3rd, but I understand why you don't want him to). I agree, I can't believe with all of the turnkey buyers posting to the forums there were only 2 replies.

I'm going to follow this thread in case anybody else responds. :)
