I can speak for Atlanta and surrounding cities where cap rates 9%+. Entry points starting at around 90k. Sales prices have jumped significantly year over year. Drop me a line if you're looking for more inventory!

Is the triplex occupied or vacant? Why do you want to rezone? If it's been vacant for some time it can be more challenging to get rezoned depending on the neighborhood. The zoning board could vote against it.

@Patrick Enright I'm not an attorney but I do work closely with them. The only thing aside from the certificate of good standing, formation and Operating Agreement, would be a Corporate resolution between members granting Authority to sign in case either one can’t sign for whatever reason. If you have a good relationship with the attorneys, then typically they can draft one leading up to closing for little to no cost.

There are many meet up groups here in Atlanta almost every day of the week. Due to the pandemic, the hosts have cancelled until further notice so it will be difficult to find an event to attend in the next couple of weeks. Anyways, a few of my favorite networking events include REI on TAP, Atlanta REIA, and GA REIA. Hope this helps.

@Todd Robertson there is profit in renting out a condo/townhome if the numbers make sense (HOA, property mgmt, taxes, vacancy). Condos/townhomes make sense if you like the low maintenance. Lately investors have been finding these rentals that hit the 1% rule in Decatur.

The average 30 year mortgage rate is at an all time low - 3.29% through the past 50 years. Is it more a sellers or buyers market? Buyers are
incentivized to purchase and owners have the opportunity to supply or refinance. A penny for your thoughts.

@Gp G. What you are asking to do is an addition. As far as Atlanta goes you will have to go to Fulton County and request a permit. You can expect to have multiple inspections throughout the duration of the project. If your property is in Grove Park they won't grant any permits at this time because of Mayor Keisha Lance Bottoms. @Seamus Hill Welcome to Atlanta where the opportunities in real estate are vast. 

What I tell many of my newer investors is to first write down their budget on paper. Determine purchase prices, rehab numbers, your all in costs, borrowing power. Your budget will help find the markets you're capable of investing in. Pm me if you'd like to discuss more. Good luck.
