Investment Info:

Single-family residence buy & hold investment in Caddo Mills.

Purchase price: $300
Cash invested: $20,000

This is a property I developed as an investment. I added a pond, Building for growth, cleaned up trees and creek to create a park area. I purchased for 300k and current value is 550k and the property is in a prime location and after I finish out the attic room additions the property will be valued at 650-700k. Prime schools and my home sits on the edge of a area that will grow 150% from 100k-250k in the next 10 years. Looking for investors to partner with on multiple projects from fix and flip, residential developments and I have been studying the market here since 2008 and I plan for a big proposal for a massive retail development I plan to bring businesses from California through my connections in the area to make this project happen and buy up land through the area at a low rate and develop projects through the area. Looking for partners and mentoring

What made you interested in investing in this type of deal?

I got a tip from one of mentors growing up at 18 to build new at low rates and sell high with my experience and hands on it has been profitable and fun to be hands on with this development but ready to keep learning more about all aspects of real estate.

How did you find this deal and how did you negotiate it?

I was working in the neighborhood on another project. After 2 years of looking I found a place with cheap land with trees and all the wildlife Tx has to offer. I knew I was right at home. I paid 45k for 4 acres and my previous investment had a 5500 sq ft lot for 45 k. It payed off to be patient and it came to me at the right time.

How did you finance this deal?

How did you add value to the deal?

I added a 30x40 workshop, landscape, 400 ft of rod iron fence, small petting zoo, added a pond, dredged the creek and cleaned up trees to make a park area with firepit and seating. I gained access to land we after we added a dam and it will soon be a atv utv park

What was the outcome?

it has been beyond a dream come true.

Lessons learned? Challenges?

Lot of lessons learned and my biggest challenge was putting 14' sheet metal on a building with a ladder and I only because our construction company was extremely busy. But a great experience.

Ps Never install roofing in the wind or wall panels lol

Yes I have multiple people that I have worked with over the years

Purchase price: $115,000
Cash invested: $10,000
Sale price: $240,000

I bought my first home as a base home in a brand new location that I got word was coming up that offered me discounts and before a school was built. I learned how to remodel the home and added full outdoor living area and added my touch to the home staged it and did landscape design. I changed every thing in the house to give the home a welcoming home. The day I sold it the stages couldn't believe their eyes how great the quality of the work and how well staged it was. I had investors trying to get me down in price and even my agent saying I was 30k over. I said no way I know this market better than anyone. I studied it ever since the crash in 2008. I started thinking after two weeks what it could be. I had the answer, I got with my realtor immediately and said lets change the picture to the outdoor living. Immediately my viewings shot up into 1st place. By 12pm the next day I had a bidding war and they paid 15k over asking price.

I was tired of paying rent at 20 years old and I had great mentors around construction projects but one day I got a tip from a real estate investor that changed my way of thinking and he showed me a great way to invest in real estate.

How did you find this deal and how did you negotiate it?

I heard about a brand new development in a town that was about to grow and offered discounts for being a early buyer. They also had a plan for a neighborhood school. Right place at the right time.

How did you finance this deal?

How did you add value to the deal?

changed tile, paint color, cabinets, landscape, added outdoor living with full kitchen, stamp patio and arbor. I changed all counters to granite and hardwood floors.

What was the outcome?

I jumped in the air like I won the lottery because when they tried to get me to sell. I held my ground and it brought in an extra 45k

Lessons learned? Challenges?

some days of learning how to remodel can be challenging but I perfected my work and I learned so much on this property. It did well and I am blessed I did as well as I did. I am glad for the challenges it brought. I am wiser today because of those challenges
