Here's my experience. I have been trying to contact them all week by email, Facebook, and everything I can think of. I have been unable to view my applicants for four days. Locked out of my account. I am showing a property tomorrow and I am not able to review the applications. This is completely unacceptable. I am getting no response from them. They must have enjoyed their holiday.

One of the most important things I believe is to build your credit. I messed mine up when I was younger and have regretted it. Now my wife and I both have excellent credit and it has enabled us to grow faster.

Thanks everyone for the suggestions. I do know the wiring has been replaced. And the temperature laws - I never even thought of that. I did do a search though for Ohio and there's no laws during summer. Only winter. I just don't see putting that much $ into the house for a few 90 degree days.

I have a tenant in an older house that is asking for additional receptacles to be installed in order to run a third ac unit. She says she has two running now and the temperature stays around 80. I believe the service is only 50A. I told her that I didn’t think it could handle another ac. It is the next day now and she is saying that the main breaker keeps tripping. Any suggestions on what I should do? I’m not too excited about rewiring an old house or upgrading the service unless I have to.

I started in my mid 40's. 7 properties in 5 years and my wife and I are almost financially free. We started buying properties in the 18 - 20,000 dollar range and rehabbing.

@JR C. Just curious, how could one be forced to do section 8 if a property has not passed inspection for it?

I would definitely respond. FB is the first place I look for problem tenants. You will be helping others tremendously.
