Post: Short Sale price increased after under contract

I have a situation that I'm confused by. I got a Property that needed some work under contract for 150k off of MLS. They came back and said the bank won't sell it for less than 168k. I would have to increase my offer to that for the sale to go through. I have done inspections and nothing catastrophic. Anyone have any opinions?

Hello,

   Wanted to hear opinions of this. I never thought something like this was possible. 

The Order’s evictions moratorium:

  • Is effective immediately and lasts for 3 weeks;
  • Would prevent landlords from initiating summary ejections or other eviction proceedings against a tenant for nonpayment or late payment of rent;
  • Prevents landlords from assessing late fees or other penalties for late or nonpayment;
  • Prevents the accumulation of additional interest, fees, or other penalties for existing late fees while this Order is in effect;
  • Requires landlords to give tenants a minimum of six months to pay outstanding rent;
  • Requires leases to be modified to disallow evicting tenants for reasons of late or nonpayments; and
  • Makes clear that evictions for reasons related to health and safety can take place.

The Order’s utility shutoff moratorium:

  • Continues effective immediately and lasts 60 days;
  • Prohibits utility disconnections for all customers;
  • Prohibits billing or collection of late fees, penalties, and other charges for failure to pay; and
  • Extends repayment plans at least six months, and sets the default term for repayment to six months for cases when the utility and customer cannot agree on the terms of an extended repayment plan.

Can you message her and advise her that she doesn't want to have an eviction on her record? The courts will open up and she will get an eviction. Tell her you want to handle this amicably and you are willing to give her money to leave to unit in good condition by Friday (this week or next). I'd probably ask her how much she thinks is fair and also have a number in your head. She might care that she will eventually have an eviction on her record. I've had this personally happen to me and it was just a case that they didn't have the money. After the fact, i found out that the utilities were off and they were moved out basically. I gave them $300 and they did a decent job of cleaning it. I rented it two weeks later.

I just saw this video today and wanted to see if anyone else believed this may be a glimmer of hope on how to deal with ESA's. She did threaten a lawsuit though. Does anybody have any thoughts on the topic?

@Garrett Lickliter I use tenant cloud for screening. I couldn't use it this time. Their support couldn't help. Hopefully it gets straightened out.

Hello,

   I am looking for my second property and was going to create a document to have all the facts of a house in one place. Things like square footage, carpet brand and color, oven serial number, paint color. Just the miscellaneous things you will forget tomorrow. I'm sure i'm not the first person to want something like this. Does anyone have anything like this or can point me in the right direction? Maybe there is a better name for it i can search the "Files" with. I tried "Property Fact" and "Property Sheet" and saw mostly things to have when you are talking to a seller. Thanks in advance!

Meeting with a couple to show the house. One is retired military and another is in reserve. Guy is in the living room and grandiosely looks around and says "We're military we take care of our s#%*" Carpet is totally destroyed upon moving out.

Meet with a gentleman to show the house. The first words out of his mouth are "I'm going to buy this from you one day!" He starts telling me about all the changes he’s going to make. He can’t buy it for a while because he has to repair his credit.

One reason I believe I don’t get the deposit assistance questions is because I send back a FAQ to everyone that emails about the property. All the annoying questions are answered there.

Example:

Q: Will you help me on the deposit?

A: No

Q: How much do I have to make to qualify?

A: Insert 2.5-3% rent here
