Looking to pick up a turnkey, move in ready rehabbed property in the Cincinnati, OH area. Prefer north of the city, can be condo/townhouse/house/Multi family, but no rental restrictions if HOA. Would love seller financing, and can make a significant downpayment with preferable terms for the seller.

@Sam Bagwell Awesome, thanks! My realtor has a property hitting the market next week and is firing over some pictures and details tonight. I find that the properties are either WAY overpriced and sit for 50+ days, or go pending after 48 hours. Need to beat some sense into the sellers holding properties.

@Sam Bagwell Thank you. I grew up in Flowery Branch and then Gainesville, and would have loved to pick up a property in the area, but looks like I'll head west to Forsyth. Any issues over there?

Hi,

Looking to expand my STR portfolio (and have a lake house to use). Does anyone know the current regulations for Hall County, GA (and cities that fall inside the county) regarding STR (airbnb, vrbo, etc).

I've been told conflicting information regarding Hall Co VS. Forsyth Co, etc. Really any official documentation to direct me is much obliged.

Hi there, 

Looking to pick up some land on a seller financing option. I know about the first deed of trust option, but he mentioned a promissory note for the duration attached to the deed. Is that a real thing, how does that work legally?

@Joe Semifero , That's terrible about paypal. I remember back when they were actually proponents of the seller. I do agree 100% to utilize one of the services out there. The marketing is amazing, host protection (although not as thorough as I'd like) is better than nothing, and the payments are guaranteed. I do see benefits of self marketing a VR, if you've had it long enough with a stable base that you trust to keep it in good shape and pay without issue.

Also @James Carlson , do you know what designates 'primary residence' here in Denver/Aurora? I've been looking for definitions, and not finding a lot of answers.

@James Carlson Sneaky Aurora. I read their policy and no where did it mention Primary residence, which is why I was looking there instead of Denver. (I just sold my Denver Airbnb as it wasn't worth fighting, or the risk). 

Traveling Nurses were actually my target audience. I had a few inquire at my congress park address, but with Anschutz right down the street, figured this one would be much more appealing.

@John Arendsen , for what it's worth, AirBNB has been great for me for just a normal house in a bigger city. I can't speak for true vacation rentals, but I was easily able to get 2x revenue from long term, and was consistently booked at 80% occupancy every month. I only had 2 vacant days between April and August each year for the past two years. 

For those trying to self market their VR, how do you plan on dealing with damage/liability? I've had to deal with Airbnb's 'host guarantee' a couple times, and it's painless and they pay out within days of receiving all documentation. I love the idea of cutting out the middle man.
