Agree with Manolo, generally.  We are building 4 unit condo bldg in Hollywood.  We didn't hire an expeditor.  Instead, our civil engineer is handling the permitting/approvals on the planning/tract map side and our architect will be handling the same for the building & safety side.  We filed on an expedited basis which frankly costs a lot but from what we understood, shortened the wait time from 12 months down to 6 months.  We recently presented our project at the local neighborhood council and two other projects that presented used Margaret Taylor over at Apex LA.  I was very impressed with her professionalism and understanding of the development process.  I asked for her card at the presentation and followed up with a call to network.  She used to work for the city in the planning department so is very familiar with the whole approval process and of course maintains relationships with the city.  All these expeditors generally have worked in some capacity with the City at one time.  If I needed an expeditor, she would be top of my list (we interviewed 2-3 others at the beginning of our project as well).  I have no other connections to her.  Good luck.

Hello, my family and I just moved to Socal from NY last month. Looking to build relationships with agents in the area who have experience working with investors. Looking at SFR and multis fix/flip and fix/hold. PM so we can start the dialogue! Thanks BP nation.

Hi BP,

Looking for help setting up my business entity/structure. Would like to find an experienced accountant and legal counsel to help navigate the different options. Ideally they would be based in Southern California, but with technology these days, it wouldn't be a deal killer if they are cross country. Thanks all!

Hi Jon, we are originally from LA and my wife's job brings us back home. How are you finding the deal flow in Texas? I've been trying to follow the Houston, Dallas and Austin markets as well.

I've been following BP for some time now and would like to thank everyone for their contributions to the site. Tons of invaluable knowledge for newbies like myself.

Currently living in Brooklyn NY, but will be moving to Irvine CA this coming July. Hoping to buy/hold a portfolio of SFR 3/2s in Irvine, but as many are aware, good deals are hard to find there.

As I sulk over the lack of deals, I continue to plow ahead on the corporate front - corporate formation, accounting systems, marketing systems - would love to connect and network with folks in Irvine/LA!
