I'm househacking my 4bd/3ba home in Henderson. Found a long term renter through Roomies.com which pays $800/mo. for a 10x10 room. I cover utilities. I didn't find any challenge finding quality tenants by posting on FB marketplace, roomster, roomies, basically all of the websites.

Hey Julius,

I'm in a similar position. I would suggest reading a few books, but don't go overboard. You receive diminishing returns over time and you'll find the best value in doing things that are concretely moving you toward your goal. If you already know where you want to invest, start scraping MLS data into a spreadsheet analysis to get an understanding of the market. Start doing information interviews with people on BP, lenders, realtors, etc. I'd also recommend joining a few REIA's and Facebook groups - these are places just like BP where you can throw out any question and get a genuine response from someone.

Hey Chris, 

First of all, huge congrats on the successful BRRRR - it's inspiring to see someone as young as yourself manage to close a solid deal thousands of miles away from it all. I have a few questions for you:

- How did you choose to start investing in the region you hold properties in now? Did you grow up in the area and therefore have a solid background of the housing market?

- How were you able to assess the property (check for red flags, possible approaching large expenses, etc) , given you are deployed in Hawaii but investing on Virginia?
