I am partnered with them currently. They offer ongoing coaching, deal review, and underwriting. After you have a contract at the numbers that work for them, they will fund acquisition and rehab, take the risk, and split profits on the backend.

Ok so $5000 is 25 doors cash flowing $200 each. That’s five deals a year. Or two multi family deals per year. Definitely doable.

With 50k you could save 20k for contingency, legal or maybe a head start on your second deal and use 30k for the first deal.

20k can buy a 100k property. Put less than 10k into repairs,ideally end up with ARV of $140k.

A cash out refi on $140k will recover 32k cash.

So you’ll be back to even. Have one rental which needs to rent $1450 to cover mortgage expenses and cash flow $200.

That's your mission to find a undervalued property with and ARV of $140k and make the necessary repairs for less than $10k.
